I wrote earlier that the Flatbush rezoning means that Victorians could be demolished to make way for other single-family houses, as seems likely to happen on to one Stratford house.
Ditmas Park West Association president Joel Siegel emails that that's pretty unlikely:
You are technically correct that houses can still be torn down to build new (out of character) 1-2 family houses, however under the new R3X zoning for most of Victorian Flatbush the Floor Area Ratio (FAR) limit will make such projects unlikely because the people who undertake them are usually looking to build bigger homes. Nevertheless, the next goal is landmark status for Victorian Flatbush, which would completely prevent the destruction of homes.
